T. J. Neisler to A. M. Stinson

Know by all men by these present that whereas on the 9th day of 
December One Thousand eight hundred and Seventy two, We:  
A M Stinson and T. J. Niceler filed our petition in the County 
Court of Henderson County, Tennessee against James Crosnoe, 
John H. Crosnoe, Mary Hollis, Martha Hollis, and others for 
partition distribution of the following described tract of land 
granted by the State of Tennessee unto Thomas J. Niceler, 
D. A. Niceler, and A. H. Niceler by Grant N? 12360.  bearing date 
st August 1851 lying in said County of Henderson, Range 5. 
Section 8 containing 198 acres bounded as follows:

Beginning at a Spanish Oak, Black Oak pointers the N. E. Corners 
of Reserve Entry N? 2426 for 100 acres. runs South 49 poles to a 
small Red Oak.2 hickory 2 red oak pointers. Thence East 58 poles 
to a Spanish Oak, White Oak and Sweet gum pointers in the west 
line of Entry No 3092 for 200 acres in the name of Barnett Roark 
thence north to and passing its N.W. corner in all 250 poles to 
a Spanish Oak bush 2 hickory pointers.Thence west to and passing 
the S. E. corner of Reserve Entry N? 2896 for 200 acres at 86 in 
all 122 poles to a stake chestnut. and post oak pointers thence 
South 52 poles to a red oak. red and black oak pointers, thence 
west 34 poles. to a stake hickory red and post oak pointers, 
thence South 152 poles to a red oak and dogwood pointers in the 
north line of Entry 2424. thence East 96 poles to the beginning, 

which land was sold on the 5th day of April 1873. by the Clerk of 
the County Court of said County of Hendersen in obedience to the 
decree made in said cause by said County Court and which said land 
was bid off by us:  A M Stinsen and T. J. Niceler as tenants in 
common in equal mereties:  Now and having made partition of said 
land between ourselves have allotted the land in the following manner Viz:

The said T. J. Niceler and wife Mary Niceler transfer and convey 
to the said A. M. Stinsen to have and to hold in severalty to 
himself his heirs and assigns forwever all their right, estate, 
title and interest to that part or portion of said land containing 
100 acres and included in the following boundaries: to wit

Beginning at a Stake post oak and hickory pointers in the east line 
of said 198 acre tract thence north 111 1/2 poles to a spanish oak 
bush and 2 hickory pointers thence west to and passing the S. E. 
corner of Reserve Entry N? 2896 for 200 acres at 86 in all 122 poles 
to a stake, chestnut and post oak pointers. thence south 52 poles to 
a red oak, red and black oak pointers thence west 34 poles to a stake.
hickory red and post oak pointers. thence East 170 poles to the beginning.


And the said T. J. Niceler and wife Mary Niceler hereby covenant 
for themselves their heirs and representatives to warrant and forever 
defend the title to the said parties of said land do coveyed to the 
the said A. M. Stinsen his heirs and assigns forever against the 
claims of themselves or any person or persons claiming under them. 
And the said A M Stinsen and wife Almeda H Stinsen do transfer and 
convey to the said T. J. Niceler to have and to hold in severally 
to himself his heirs and assigns forever, all their right, estate, 
title and interest to that part or portion of said land containing 
by estimation 13 acres and included in the following boundaries to wit:


Beginning at a stake two post oaks and red oaks pointers in the west
boundary line of the original tract of 198 acres, runs thence South 
81 poles to a red oak and dogwood pointers thence East 96 poles to a 
spanish oak and black oak pointers the N. E. Corner of Reserve Entry 
No 2426, thence South 49 poles small red oak, 2 hickory and 2 red oak
pointers, thence East 58 poles to a spanish oak, white oak and sweet gum
pointers in the west line of Entry No 3692 for 200 acres in the name 
of Barnett Roark, thence north 131 poles to a stake, post oak and 
hickory pointers it being the beginning corner of the above tract 
conveyed to A M Stinsen, thence west 170 poles to the beginning.  
And the said A. M. Stinsen and wife Almeda H Stinsen hereby 
covenant for themselves their heirs and representatives to warrant 
and defend the title to the portion of land so converyed to the 
said T. J. Niceler his heirs and assigns forever against the 
lawful claims of ourselves or any other person or persons claiming 
under us-

	In witness whereof we the said A. M. Stinsen and wife 
Almeda H Stinsen and T. J. Niceler and wife Mary Niceler 
hereunto affix our signatures This the 12th day of May 1873.

with whom I am personally acquainted who acknowledged the 
execution of the foregoing instrument for the purposes 
therein contained.

			you are hereby autherized
and empowered to take the examination of Ameda and relative 
to her free execution of the attached deed and the same so

said County at office this 12th day of May 1873.

Henderson County				Almeda H Stinsen wife 
						of A M Stinsen having
personally appeared before me and having by virture of the 
authority in me vested been, examined privately and apart 
from her said husband and she having acknowledged the due 
execution of the attached deed by her freely voluntarily 
and understandingly without compulsion or restraint by her 
said said husband and for the purposes therein expressed 
the same is therefore certified.

compulsion or constraint by her said husband and for the purposes 
therein expressed the same is therefore certified.
